Phase 1. Initial Consultation
Every great home begins with a conversation.
During our initial consultation, we take time to understand your vision, lifestyle, and goals for your new home. We’ll discuss your preferred style, must-have features, budget expectations, and timeline.
Whether you already own land or are still searching for the right property, we can help guide you through the next steps and provide insight into what to expect during the design and building process.
This meeting sets the foundation for a successful project and ensures we begin with a clear understanding of your priorities.
Phase 2. Design & Planning
Once we understand your vision, we move into the design phase.
We work closely with trusted architects to develop a custom plan tailored specifically to your home, your property, and the way you live. Throughout this stage, we help guide important decisions related to layout, functionality, and overall design.
If you’d like additional support with selections and finishes, we’re happy to connect you with talented designers we love partnering with.
Careful planning during this phase allows us to create a home that is both beautiful and highly functional while avoiding costly surprises later in the process.
Phase 3. Bid Process
With completed plans in place, we begin the bid process.
Our team gathers detailed pricing from trusted trade partners and suppliers to develop an accurate project cost. Because we’ve built strong relationships with skilled subcontractors throughout Kentucky, we’re able to assemble a reliable team for each project.
Madewell Homes builds for a fee based on the bid price, allowing our clients to have clarity and transparency in how their home is priced.
At the end of this phase, you’ll have a clear understanding of the investment required to bring your custom home to life.
Phase 4. Pre-Construction
Before construction begins, we take time to prepare every detail.
During pre-construction we finalize selections, coordinate schedules, secure permits, and ensure all materials and trade partners are ready to begin work. This stage is critical to keeping your project efficient and organized once construction starts.
Our goal is to eliminate as many unknowns as possible so the building phase can move forward smoothly.
The time invested here is one of the key reasons our homes are typically completed within 6–8 months.
Phase 5. Construction
This is where your vision begins to take shape.
Because we build only 6–8 homes per year, each project receives a high level of personal attention. The owner of Madewell Homes remains actively involved in your project day-to-day, working alongside our project managers to ensure everything stays on schedule and meets our quality standards.

Phase 6. Final Walkthrough
As construction wraps up, we complete a thorough final walkthrough together.

Once complete, you’ll receive the keys to your new home along with the peace of mind that comes from our 1-year builder warranty.
